The inspection is important for the seller to have performed before the house is placed on the market. Items to be addressed can then be resolved without the seller being under pressure. Since there is no such thing as a perfect house, there will always be items that need to be repaired or maybe upgraded to meet city codes. A majority of buyers will want an inspection, so as a seller, you might as well get ahead of the game, spend the money, and tackle the repairs. It gives the seller credibility, and takes a headache away from all parties during negotiation of a contract. The seller should do all that is possible to show the buyer that a sincere interest has taken place in maintaining the house. Another benefit, it can shorten the time needed to close the transaction as negotiating repairs can add several days. Inspection cost will normally run about $300-$400 for houses up to 3,000 sf. You can expect an inspection to report on and include the foundation, framing, building enclosures, roof systems, plumbing systems, heating units, venting, air conditioning systems, electrical systems, and appliances. Home inspectors have to be licensed by the State of Texas and take classes annually to maintain their license. They are required to follow a stringent Standard of Practices by the Texas Real Estate Commission.
